Staying in Character: Forest Hill Home Shows off Unique Features

Overview

Great homes speak for themselves. They have a voice. If you are sitting in the back of the theatre you don’t want a whisper. You want to hear that voice loud and clear.

Neutralize the space. This is what you will hear from every stager. When I come across a home with unique features, this staging philosophy seems like it might muffle that home’s voice. I try not to get caught up, in what this client reminded me of, was the “hotelization” of properties. There are times when I look at listing photos of grand homes, and they do look hotel-y with all the creams and greys galore. Not to say that I don’t follow along and dream up sophisticated greige spaces myself. I realize that it’s important though, to showcase the home in a way that lets its features stand out.

For this property, the homeowner was highly motivated to get it show ready. She knew what was required in terms of freshening up spaces with paint, refinishing some flooring, updating some light fixtures and more. She managed a lot of this on her own. I was brought in to help fill in some gaps and to get it showcase ready with some custom accessories, bedding, florals, and rental furniture.

From my end I took on the following:

Scope of work included:

*project management services *staging consultation *coordinating furniture rental *selection and coordination of customized containers for exterior front and back *onsite planting of additional plants in built-in containers *sourcing additional soft goods *selection and coordination of customized florals for interiors *staging work - furniture and accessory placement, selection of bedding, pillows, and more *coordinating with cleaning team and last minute showcasing *assisting with listing photographer The results were exactly what we had hoped for. The beautiful historical features were front stage and all the behind the scenes work created more flow and made the spaces a little less personal to create broad appeal to a family demographic.

The home was listed and offers held back after an 7 day period. The result ended in multiple offers and the property sold immediately.

WHAT THE CLIENT SAID

“Kathleen understood immediately all my concerns and needs to get my home showcase ready. She also understood what was required to fill in the gaps and “got” the house. She was a pleasure to work with and executed all of her duties efficiently and effectively.”
